Google’s USD 10 Billion AI and Data Centre Hub Set to Transform Andhra Pradesh’s Tech and Property Landscape

In a monumental development for India’s digital future, Google has announced a USD 10 billion investment to establish a massive Artificial Intelligence (AI) and data center hub in Visakhapatnam, Andhra Pradesh. This will be Google’s largest AI facility outside the United States, a testament to India’s growing importance in the global digital economy.

A Game-Changing Move for India’s Digital Growth

The project will include a 1-gigawatt hyperscale data centre campus that integrates advanced AI infrastructure, clean energy systems, and a robust fibre-optic network. It will serve as the backbone for India’s next-generation cloud computing and AI innovation ecosystem. According to the Andhra Pradesh government, the hub will generate over 100,000 direct and indirect jobs and inject ₹10,000 crore into the state’s economy over the next five years.

The announcement was made during an event in New Delhi attended by Chief Minister N. Chandrababu Naidu, Union Finance Minister Nirmala Sitharaman, and Union IT Minister Ashwini Vaishnaw, marking a new era of digital transformation for the state.

Andhra Pradesh – Rising as a Global Tech Destination

Visakhapatnam’s selection underscores its growing significance as a coastal technology gateway with strategic access to international subsea cable networks and renewable energy sources. The collaboration between Google and Airtel will further enhance the city’s connectivity by installing a Cable Landing Station (CLS) and an expanded fibre-optic backbone, boosting India’s internet infrastructure.

State IT Minister Nara Lokesh called this “a game-changing investment that puts Andhra Pradesh on the world map of digital innovation.” This aligns with the vision of making Visakhapatnam a global centre for data intelligence, AI research, and sustainable urban development.

Impact on Real Estate and Property Owners

The economic ripple effect of this investment is expected to reshape the property landscape of Visakhapatnam and surrounding regions:

  • Surge in Commercial Real Estate Demand: Tech parks, coworking spaces, and IT campus zones near the hub are likely to witness significant appreciation as global and domestic companies set up operations close to the facility.

  • Residential Property Boom: With thousands of direct and indirect jobs being created, demand for quality housing, especially in areas like Madhurawada, Kommadi, and RK Beach Road, is projected to rise sharply.

  • Infrastructure Upgrades: Enhanced roads, energy systems, and digital infrastructure will make Visakhapatnam an attractive location for investment and business expansion.

  • Investor Opportunity: Early investors and landowners stand to gain from rapid value appreciation, mirroring patterns seen in Bengaluru and Hyderabad during their IT booms.

According to economists, projects of this scale lead to property value appreciation of 20–40% in 3–5 years, especially in mixed-use zones near tech corridors.

The National and Global Outlook

This initiative aligns with India’s “AI for All” mission, enhancing national data resilience and reducing dependency on foreign server infrastructure. Globally, it strengthens Google’s AI ecosystem while supporting India’s goal to become a $1 trillion digital economy by 2030.
